moeten verschillende documenten worden verzameld. Zo worden kandidaat-kopers correct ge&iuml;nformeerd en voldoet de verkoop aan de geldende regelgeving.</p>\n\n<p>Welke documenten nodig zijn, hangt af van het type vastgoed (woning, appartement, bouwgrond, opbrengsteigendom &hellip;), maar in de meeste gevallen gaat het om de volgende documenten.</p>\n\n<h3>EPC-certificaat</h3>\n\n<p>Het Energieprestatiecertificaat (EPC) is verplicht bij de verkoop van de meeste woningen in Walloni&euml;. De belangrijkste EPC-gegevens moeten bovendien al in de vastgoedadvertentie worden vermeld.</p>\n\n<h3>Elektrische keuring</h3>\n\n<p>Wanneer de elektrische installatie dateert van v&oacute;&oacute;r 1 oktober 1981, moet een keuringsverslag aan de koper worden overhandigd. Een niet-conforme installatie verhindert de verkoop niet, maar de koper zal de installatie binnen de wettelijk voorziene termijn moeten laten aanpassen.</p>\n\n<h3>Stedenbouwkundige inlichtingen</h3>\n\n<p>Deze documenten geven informatie over de stedenbouwkundige situatie van het pand, afgeleverde vergunningen, eventuele inbreuken, geldende voorschriften en andere belangrijke gegevens.</p>\n\n<h3>Kadastrale gegevens</h3>\n\n<p>De kadastrale gegevens bevatten onder meer de kadastrale referentie, de kadastrale oppervlakte en het kadastraal inkomen van het vastgoed.</p>\n\n<h3>Eigendomsakte</h3>\n\n<p>De eigendomsakte (notari&euml;le akte of akte van erfopvolging) bewijst dat u eigenaar bent van het vastgoed en vormt een essentieel document voor de voorbereiding van de verkoop.</p>\n\n<h3>Aanvullende documenten</h3>\n\n<p>Afhankelijk van het type vastgoed kunnen bijkomende documenten vereist zijn, zoals:</p>\n\n<ul>\n\t<li>\n\t<p>een opmetingsplan van een landmeter;</p>\n\t</li>\n\t<li>\n\t<p>bouwplannen of grondplannen;</p>\n\t</li>\n\t<li>\n\t<p>stedenbouwkundige vergunningen en andere beschikbare vergunningen;</p>\n\t</li>\n\t<li>\n\t<p>attesten met betrekking tot een mazouttank, gasinstallatie of individuele waterzuiveringsinstallatie;</p>\n\t</li>\n\t<li>\n\t<p>documenten van de mede-eigendom (bij een appartement), zoals de basisakte, het reglement van mede-eigendom, de notulen van de algemene vergaderingen, de afrekening van de lasten en de reservefondsen.</p>\n\t</li>\n</ul>\n\n<h3>Nog niet alle documenten beschikbaar?</h3>\n\n<p>Geen probleem. Les informations essentielles du certificat doivent d&#39;ailleurs figurer d&egrave;s la publication de l&#39;annonce immobili&egrave;re.</p>\n\n<h3>Contr&ocirc;le de l&#39;installation &eacute;lectrique</h3>\n\n<p>Si l&#39;installation &eacute;lectrique date d&#39;avant le 1er octobre 1981, un rapport de contr&ocirc;le doit &ecirc;tre remis &agrave; l&#39;acqu&eacute;reur.
